What do Property Managers Need?
Before we can determine what property managers need, we should probably discuss who they are and what they do.
What is a property manager?
Property managers are the people on the front lines, acting as the liaison between the landlord and the tenant.
These are a few of their duties:
- Interview prospective tenants.
- Rent the apartments.
- Prepare the apartments for new tenants.
- Collect the rent.
- Deal with non-payment
- Deal with evictions
- Take care of maintenance of individual apartments.
- Fixing leaks
- Replacing Appliances
- Carpet Cleaning
- Odds and ends repairs
- Maintain the property grounds
- Manage on-site maintenance employees.
- Enforce property rules
- They act as a buffer for the property owner.
And the list goes on and on.

What property managers need
If you are a property manager, it would seem that a large part of your responsibilities has to do with maintenance, keeping everything working and in good repair. So, what you probably need most is a good list. A good list of contractors who you can count on to do a good job, on time and on budget.
You may already have a good list of contractors for plumbers, landscapers and electricians.
But one type of contractor that you may never have thought about is a door painter. There are many painting contractors out there who you can hire to come in and paint walls, but there aren't many who specialize in painting doors.
As you know, apartment doors can take a lot of abuse, and if they aren't abused, they definitely have wear and tear. So refinishing them and keeping them looking nice is an ongoing task.
